We really enjoyed our stay in the new building at Princess Heights. Our unit (#806) was gorgeous and spotlessly clean. Service was friendly and helpful.

We have always been a little skeptical when places talk about "luxury" accommodations, but this place is the real deal: marble floors, granite counter tops, flat screen TVs, and high end furnishings. They also have a fully equipped kitchen with full size appliances, Jacuzzi bathtubs, an extremely comfortable bed, and a large balcony with table for six.

Every room, and of course, the balcony, has incredible views of the ocean, the beach, and St. Barts. The surrounding area is peaceful, uncrowded and scenic. There are also a number of restaurants in all price ranges, a marina and a Westin hotel nearby.

Most of the area consists of expensive hillside villas. Nearby are nature reserves with hiking, unspoiled beaches, horseback riding, even a butterfly farm (a must see). There is very little traffic on this part of the island. We really appreciated not having to deal with the traffic jams, crowds and bridge closing times like we did when we previously stayed in the Simpson Bay and Maho/Cupecoy areas. The French side, including Orient Beach, is a short drive away.

All in all, I would highly recommend Princess Heights. We have not found anything comparable in our 10+ years of visiting the island, and the rates are amazingly low for what you get. Also, I suggest you request a unit at the ocean end of the new building due to added privacy and better views (except ground floor units).

The ladies and I had a wonderful time at Princess Heights. The staff we encountered were very helpful, and the condo was beautiful. Being at PH made me feel like I never left my own home in the states (excluding the view).

The condo was clean and decorated tastefully. The view outside our balcony was of Dawn Beach and the mountains. The kitchen was stocked with necessities, including complimentary soda, beer and water.

Waking up every morning to the view of Dawn Beach was breathtaking. I wish I could bottle it up and bring it home. Thanks for making our stay pleasant.

This property is not directly on the beach (it is situated directly adjacent to the Westin on Dawn Beach). However, we had a magnificent view from our fifth floor full-windowed living room of Dawn Beach and the Caribbean Sea with St. Barths providing a lovely, distant backdrop.

We enjoyed perfect temperatures and nice breezes both day and evening. It was a delight to have dinner on the balcony. The beach was a five-minute walk from Princess Heights. The property had a private guard on duty around the clock at its gated entrance. We also observed a second guard making rounds at night checking to ensure guests' rental cars were locked.

The suite's interior was appointed like any fine hotel (the pre-trip pictures of Princess Heights are a reliable indication of what you will see on site). Staff was very friendly and accessible, though never under one's feet. Daily maid service was provided, too.

Our kitchen had all the modern conveniences and even a few luxury appointments (granite counters). It was a treat to find our refrigerator already stocked with an array of complimentary beverages upon our arrival.

The only inconvenience with our suite was the air conditioner's inside fan noise. It was rather loud - so much so that one could barely hear the large-screen LCD televisions in the living room and master bedroom. They really should dampen the air conditioner's fan noise. Again, this was our only minor complaint and barely worth mentioning here. Besides, one really doesn't need the a/c on very much at all. We kept it off except at mid-day and slept with the windows open so we could hear the ocean's waves.

We would rather stay at Princess Heights than at the next door Westin, which was a very nice hotel on the beach. And we would choose Princess Heights whenever we stay again in St. Maarten. It is highly recommended.

We stayed at Princess Heights for our February vacation. The place was so fantastic. It was away from the "honky tonk" of Maho and Simpson Bay, as well as the Concrete Jungle that Cupecoy had become. It was located in a more secluded area of the island, which we preferred.

I suggest a rental car for your stay, as there was much to see on the island - it is easier to get around.

We requested unit # 1106, and got it. It was decorated beautifully, and had most everything we needed for our vacation. There were stainless steel appliances, granite countertops, marble bathrooms, a tub with a Jacuzzi, shower, double sinks, and a fully stocked kitchen for cooking. The AC worked crazy good. It cooled the rooms off very quickly.

There was also free high speed Internet access in the rooms. Internet access was faster than mine at home! The balconies were large with a table and six chairs. It was great for dinner or breakfast, and overlooked the ocean and St. Barts. Unit # 1106 had spectacular views!

There was also an elevator to this building, and it made it convenient with groceries and packages. The unit was spotless. It was like new, and everything worked perfectly. There were three flat screen 40-inch TVs. The one in the living room had a DVD player. They had a great assortment of DVDs to view. They also had cable channels like HBO, SHOWTIME, FOX, CNBC, and others. There were books to read and games to play in the unit, too.

The beds were the best I've ever slept on - very comfortable. The linens and sheets were excellent.

The service at Princess Heights is second to none. It was first class! The front office workers helped us with anything and everything. The housekeepers were great, too!

The surroundings and views were gorgeous. It was a meticulously well maintained property. We will be regular guests at Princess Heights. It is the best place on the island for the quality, class, price, cleanliness and overall appeal. You will not be disappointed if you stay here. It was simply the best!

We stayed at Princess Heights for one week in a one-bedroom condo-suite. The place was clean, spotless, comfortable and well kept.

The rooms were all large and open with lots of light. There were marble floors throughout the entire condo-suite, and it had central air conditioning. The balconies were very large, and overlooked the ocean and St. Barts. We spent many mornings and early evenings out on the balconies taking in the beauty that was Dawn Beach. St. Barts looked so close you could touch it .

The landscaping was beautiful, and the pool was huge and could easily accommodate the additional 18 units being built up on the hill .

Also, the condo-suite had a complete working kitchen with all the utensils the chef in you would need. The staff was extremely friendly, thoughtful, helpful and professional. The maids were wonderful and very meticulous.

Our unit did not have a washer/dryer in-unit, but the maids took a few things we had to be laundered. This place was run like a five-star hotel, yet had the charming and quaint ambience of a family-run private paradise hotel.

We went to Dawn Beach every day. Guests can access it through the Westin Hotel across the street. For those who want to drive to Dawn Beach, the Westin has made a right-of-way that is government sanctioned for the public to access the beach. You drive through the gate between the white fence and the Westin parking garage to the very back (almost to the beach).

There are nine parking spots there for the public. You just walk around the building ten meters and you are on Dawn Beach. We walked to Dawn Beach from Princess Heights because the access was so easy. It was directly across the street, about 500 barefoot steps.

We also found that the Westin has brought some wonderful amenities to Princess Heights without having all the added "guests" around.

We also hit the Dawn Beach casino and their bar every night. We also shopped at the Westin's Little Switzerland shop, and ate at their restaurants, but were always able to retreat to our nice little quiet slice of heaven at Princess Heights. We got all the benefits of using the Westin without actually having to stay there.

There was still light construction going on from 8am-5pm in the Dawn Beach area at the Westin and Princess Heights, but it did not bother us. When the construction in the area is complete, and Dawn Beach gets back to its normal quiet enclave, it's going to be the premiere spot in all of St. Maarten.

We had a wonderful stay, and are looking to get back here in May 2007.

We recently spent a week at Princess Heights, and we had a great time! The staff was very helpful, they gave us lots of tips for things to do. We also found their website very helpful and informative.

We rented a car and explored the whole island. St. Maarten was beautiful. On the days we didn’t feel like driving, we went to Dawn Beach. It was a beautiful beach, just like you would expect on a tropical island, and only a five-minutes walk from the hotel. It was great for snorkeling, and there was restaurant right on the beach.

The hotel also had a large pool. The room we stayed in was very nice, spacious, and had a great view. It was also very clean, and we have seldom met housekeeping staff this friendly.

There was no restaurant at the hotel, but as St. Maarten was a small island, it was only a short drive to one of the many restaurants. We had some really fancy dinners in Grand Case, but we also enjoyed eating at one of the local barbeque places.

When we were here, the hotel was building a second building, and a Westin resort was being built across the street. This added a bit of congestion to the area, but it didn’t really impact our stay at all.

I can recommend Princess Heights to anybody, and I certainly hope we have the chance to go back sometime.

My wife and I were planning our holiday for two months in advance with the Princess Heights staff. They were wonderful (and that was only via e-mail), from pre-arrival groceries up to car rental.

When we arrived, we noticed there was some construction in the area. At first we were concerned, but the friendly staff checked us in at our one-bedroom suite. Right away we looked at the ocean view from the living -and bedroom. It was just stunning. We settled right in and found the construction had no impact at all.

Across the street of the property they were building a Marriott or Westin Resort. It seemed that the excavation was finished for the most part. To be honest, we didn’t find it disturbing and noisy during our stay.

We enjoyed the ocean view, the luxurious comfort, and the friendly staff our entire stay. This was a great value for the price. It was just a wonderful, peaceful and relaxing vacation. You definitely should have a car if staying at the PH.

My husband and I searched long and hard for a honeymoon spot that would be in a place that offered seclusion and romance, but still was close enough to the nightlife and activities if we wanted those as well. Well, we found the best of all possible choices in Princess Heights. The suites were immaculate and large and we felt as if we were in our own personal honeymoon villa.

Because there were only 15 suites, Princess Heights offered a sense of seclusion that just cannot be found in a larger resort. You don’t have to bother with requesting an ocean view suite because all of the suites had large balconies that faced a spectacular view of the ocean. The fresh water swimming pool on site was large and inviting, and again, because of the intimate size of the hotel, was very private.

The staff in the hotel, from the concierge to the housekeeping staff, was warm and courteous. They were much more personal than you would ordinarily find in a large resort. We had the feeling that everyone knew us by name.

Right down the hill was beautiful Dawn Beach which, after touring both sides of the island, we found to be one of the finest beaches on the entire island. You will definitely get the most out of your stay by renting a car to get around. The hotel was just a short drive to downtown Phillipsburg, where you can find all the duty-free shopping as well as some casinos.

Princess Heights was also located right at the border of French St. Martin, so we could easily explore all that the French side had to offer. (We highly recommend a day trip to Pinel Island).

Although there was no restaurant on site, there were several good restaurants within walking distance right down on Dawn Beach. If you have a car, you will be amazed at the number of restaurants you will find on this island.

We would recommend Princess Heights to anyone who wants a first class facility and a wonderful vacation. We will definitely be back.

We just returned from Princess Heights and we felt we have been misled. The pictures you see on website are not accurate, as there is a massive hotel being built under Princess Heights and the noise level not to mention the MUD pit was disgusting. The pictures on website were taken years ago and you cannot access the beach via the hotel road unless you want to be hit by a dump truck!
Also the hotel charged us $4.00 for a broken light bulb! Also at 9 am we were woken by a laborer drilling above our unit!

Do your self a favor and stay at Oyster Bay hotel across and down the street, no construction there.
The staff however was friendly and the units were clean!

Princess Heights is a great place to stay if you want to be away from all of the hustle and bustle.

There was really no concierge service, room service, or anything else you would find at a major hotel. However, the facility was immaculate, the rooms were beautiful, and there was nobody around to bother us.

The site had 15 units, and it was basically like having our own condo. I would recommend a rental car if staying here.

Dawn Beach was the nicest on the island, and Scavenger's rented chairs and umbrellas for $10 (not to mention great burgers and sandwiches.) It was a five-minute walk or a 30-second drive to Dawn Beach.

I would stay here again if I had a chance.

My husband and I have been planning our honeymoon for four months with the wonderful people at Princess Heights. They have been nothing but wonderful (and that was only via e-mail).

When we arrived in November 2004, our room was everything we could have wanted and more! The staff was friendly and very helpful. We also had breakfast delivered to our room every morning, it was delicious.

The hotel was right across the street from Dawn Beach, which was stunning. When we were trying to plan activities for the week, Saskia and Marjorie asked us what we wanted to do and booked everything for us without hesitation.

Overall, I give Princess Heights and their staff five stars! We will be going back for our third wedding anniversary.

My wife and I had a wonderful stay at Princess Heights. The staff was first class. We could see the friendliness was genuine.

The suite was spacious, luxurious and clean. Also, the full kitchen was well equipped.

If you are looking for something intimate and quiet, this is the perfect place. The neighborhood was exclusive. We will definitely be back.

My wife and I were really looking forward to some quiet time away from the kids. We finally managed to arrange my parents to look after them.

Princess Heights was the perfect place to relax and recharge our batteries. The suites were just beautiful. They were large and very well maintained. Although the property was not directly on the beach, our suite had a beautiful ocean view.

We looked around a bit and found these to be the nicest suites around. Given the choice of staying at Princess Heights or a hotel on the beach, I would definitely recommend Princess Heights. The staff was very friendly and helpful.

It was just a wonderfully, peaceful and relaxing vacation.

If you enjoy lots of space in a luxurious atmosphere, Princess Heights is the place to stay!

While not on the main strips, the location of this hotel on the French/Dutch border provides easy access to either side (for the restless, a rental car is a must)> it also provides a very private setting for those who enjoy the beauty of an island/ocean view with great sunrises and a spectacular beach (three-minute walk).

I can't say enough about this hotel and would highly recommend it to all who want to relax on their vacation with minimal interaction with the crowds that are so common in the major areas. We will be returning as soon as possible to St. Maarten and this fine hotel.

My husband and I travel a lot and have been to many hotels, some that even quote themselves as being five-star. Yet, at every hotel we've stayed at there always seemed to be at least one problem. Not so at Princess Heights.

We were traveling with our two-year-old daughter and had requested a crib and high chair in our room. Believe it or not, at most other hotels that we've been to, we've arrived and found no crib and no highchair. It was amazing that everything was actually as ordered.

When we were booking our vacation and saw the online pictures of the suites, we loved it! You actually do get that room! It was immaculately clean, very spacious, with a large balcony. And the staff was amazing. Upon arrival, the hotel had stocked our refrigerator with sodas, beer and water. What a nice welcome!

The drive to the Dutch side was about 20 minutes and to the French, about 30 minutes. The beach was a two-minute drive and their pool was spectacular. I would highly recommend the Princess Heights.

Our Christmas trip to St. Martin was a last-minute decision and therefore we gambled that we could find good accommodations. Our luck could not have been better! The owner, Emil Lee, met us with a complimentary bottle of champagne and led us to our marble-floored one-bedroom unit overlooking Dawn Beach. The views are fantastic; every unit faces the ocean and St. Barth in the distance.

This hotel is for those seeking quality and not quantity. There’s no casino, only 17 units, no crowds, no noise, just ocean breezes and tropical birds, beautiful surroundings, and a 3-minute walk to the quiet South Seas-like beach.

Check out their website. This is a great property in a great location. Highly recommended.

Princess Heights is a fantastic place to stay. It offers gorgeous suites with easy access to both the French and the Dutch sides of the island.

Centrally located on the Dutch side, but within a 3-minute drive to the French side, it offers the best of both worlds. The initial drive from the airport to the hotel is a bit of a turnoff but once you get the hang of it, it's a quick, enjoyable 20-minute drive to downtown Philipsburg. It is well worth the drive.

What makes its location so attractive is its accessibility to the French side. It's a wonderful, scenic drive to Orient Beach (very commercialized but fun) and close to the best restaurants, which are all on the French side. It's also walking distance to Dawn Beach, which is somewhat unspoiled, has big waves that were fun.

The suites are drop-dead gorgeous, with excellent ocean views. Note: there are no elevators so if you are handicapped, climbing stairs to the suites would be quite difficult. The view is worth the climb.

We enjoyed the balcony so much (all suites have balconies) we did not want to leave the suite. It felt more like our own apartment in the Caribbean than it did a hotel. The staff is very friendly and helpful. The Manager, Emil, was available 24-hours a day to offer excellent advise on where to eat and visit.

If you like hotels that are not "touristy," this is an excellent choice. It has a much more relaxed pace and makes you feel like a native.

We just returned from one of our best vacations in the Caribbean ever! My wife and I felt that it was absolutely necessary to let everyone out there know what a wonderful and quaint property Princess Heights actually is!

We arrived very late on the last American Airlines’ flight. It was almost 12 midnight when we arrived at Princess Heights. Upon entering the suite, all we could say was, “Wow! What beautiful accommodations!” In addition, there was a wonderful platter of cheese, meat with a French baguette and bottle of wine waiting for us. As if that was not enough, we also got a start-up supply of beverages in the refrigerator. This was not expected at all, but Emil told us that all guests receive the beverages, and late arrivals get the platter and the wine was for our Anniversary Celebration.

The next morning, we woke up to the most spectacular sunrise over Dawn Beach. What a nice Surprise! This was when we saw the actual beauty of our surroundings. The suite was facing the ocean, overlooking Dawn Beach. This place was exactly what we were looking for. The one-bedroom suite was beyond our expectations, especially for the price we paid! It was spacious, comfortable, immaculately clean and luxurious with its marble interior, furniture, and not to forget, a great kitchen. We could actually see the ocean from all points of the suite except from the bathroom!

Since it was our first time on St. Maarten, we decided to get some suggestions from the Concierge. The receptionist at the Front Desk was a delight! She gave us wonderful suggestions from restaurants, beaches, nightlife, day trips, and everything else that there was to do on St. Maarten.

There was no restaurant on property and Dawn Beach was about a 3- to 4-minute walk from the property. The pool overlooking Dawn Beach was breathtaking. It did not bother us that there was no restaurant on property since there were three restaurants on Dawn Beach. We stocked the refrigerator with wonderful treats from the French side and they did offer a room service menu. (Thank God, because I like my breakfast delivered to my suite when I am on vacation!)

This is the perfect spot for rest and relaxation! In addition, the staff at Princess Heights added that special touch to make this a truly memorable vacation experience. Even the Housekeeping Staff was very courteous and knew us by name.

With the combination of a beautiful island, the different cultures on the island, the friendly people and truly wonderful place to visit, it was all in all a wonderful place. We will definitely go back to St. Maarten next year!

We (a family of 6 adults) stayed at Princess Heights and it was great! The drive to P.H. was a little rough, but not bad enough that you didn't mind making several trips.

The room consisted of two bedrooms (both very nice, large beds, comfortable pillows, plenty of drawer space, one a master suite), kitchen (frig, oven, dishwasher, pots & pans, dishes, silverware, glasses, etc.), very nice bathrooms (although lighting was poor for putting on makeup, but then again you don't need much with a tan), nice living room with pull-out couch, and the balconies were excellent! We had a great view of the ocean, as did everyone else.

Your not extremely close to the ocean but you can walk to it. We went to Dawn Beach, it was small, the water was rather rough, and the local merchants bothered us often to buy sarongs, bracelets, and to get our hair braided, which was rather annoying. We went to Orient Bay one day and that was all it took to keep going back. There was a lot of activity and people watching. Many people were topless and we occasionally saw the nudes that came from the far end of the beach where it was nude bathing. You still had local merchants selling things but they didn't seem to be as pushy.
