Cocotier, St. John villa review
We stayed at Cocotier for a week in early June and had a fantastic time. The property is well maintained and the views are amazing. The pool provided some nice end of day relaxation time and my family loved staying there. The A/C worked well in the bedrooms but in the main room it was lacking, especially in the day. The grill works great and did I mention the views? Also, on the morning we left, things got a bit hectic for us as we were trying to get everything packed up and to ready to drive down to catch the car ferry. My 6 year old was playing on the Ipad and it got left behind. I contacted Betsy from Where to Stay and she was on it! She notified them and they found my Ipad and I received it back today, which means a lot. Overall, we had a great vacation staying here and you can’t go wrong with Cocotier.
Betsy did a fabulous job and I enjoyed working with her and have even recommended her to a client who is coming to St Thomas later this year. She is very responsive and I really appreciate her diligence, friendliness and professionalism with helping us with our vacation.

Beautiful Villa for Honeymoon
Cocotier, St. John villa review
My husband and I booked this villa for our honeymoon in August and it was one of our favorite aspects of the trip! Although the villa has 4 bedrooms and we only needed 1, we really loved the privacy and luxury of having the entire place to ourselves. We definitely give the villa 5 stars, but I’ll share the positive aspects and the things to consider (no cons!)
Pros:
- Gated community that provided peace of mind/security
- Beautiful scenery through every window of the house
- Private residence with plenty of trees between neighboring homes so no one can see in
- Pool and hot tub were a must for us! We were in the pool almost every day, usually twice a day. We loved sipping our coffee on the patio and drinking our wine in the pool each day.
- Fully stocked kitchen with everything you need to be able to cook meals at home
- Friendly staff who stayed in communication every step of the way to ensure we had everything we needed prior to arrival
- Ability to order groceries ahead of our stay and have our kitchen pre-stocked when we arrived
- A/C mini splits in each room which kept everything very comfortable
Things to consider:
- The villa is a good trek up hill from destination spots, so be sure to rent a car/jeep and know it will take ~12-15 minutes to get into town/back home. This made it difficult to be able to enjoy some adult beverages at the beach/down town because driving those roads completely sober is hard enough.
- The 4 bedrooms are disconnected from the main living room and kitchen. I’m sure it’s great for families so people can go to sleep without being disturbed by folks in the living room, but just know that you will have to go outside/leave the living room to go to your bedrooms.
Overall, we really enjoyed our stay and would love to return with our families in the future! You won’t go wrong selecting Cocotier for your St. John villa!

Cocotier, St. John villa review
My family of 9 stayed at Cocotier Villa. The views were breathtaking. The villa itself was nicely laid out and had everything we needed for a great stay on St. John. Wheretostay.com was extremely good at communication throughout trip planning and our stay. Our flight was cancelled the first day of the trip and they were flexible with our arrival and departure. Honestly a wonderful experience in every way. Thanks especially to Betsy!
Could not be happier. Communication was excellent. I had many questions that she researched and answered. The “things to do” page was really nice. Will recommend to others. She deserves a raise.

Just wow!
Cocotier, St. John villa review
After wising up, canceling our all-inclusive plans and changing our flight to St Thomas, our subsequent Google search landed us on St John and Where to Stay. Betsy very kindly walked my wife and me thru options for our 3 kid (12, 14, 16) family, settling on Cocotier. We couldn’t have been happier with her recommendation, we really appreciate Betsy!
Betsy answered all our questions about the villa that ensured we were prepared for our trip (linens, beach towels/chairs, etc), very knowledgeable!
Once we arrived on St John we were led up the steep hill to the villa by our welcome party, VERY steep hills! Arriving, we were blown away by the view even though we knew it was coming, it was truly magical and it didn’t lose its luster all week! The villa was all it was advertised, 4 fantastic bedrooms, main room and, where we spent our time most, the patio and pool!
The villa was equipped with everything you need in a beach home, don’t worry about that. While the layout was a bit odd, all bedrooms were accessed from the outside, it wasn’t a problem with our kids.
The villa was slightly dated but it didn’t take away from its awesomeness. Two bedrooms had an AC problem, one was fixed within a few hours of our call and the 2nd was fixed the next day. The AC’s kept the rooms cool.
The drive to Cruz Bay was steep and twisty, but we got used to it quick. Not far is the famous Windmill Bar, a must go but get there early. The beaches were a 20 min drive, we went every day and it wasn’t a bother.
Overall, we loved Cocotier and we’d visit again. I give it 4 stars cause of the slightly dated feel and AC problem, despite it being fixed very quickly.
Betsy was really outstanding. We started out with a blank canvas, only having a flight into St Thomas, and Betsy painted our vacation perfectly! She asked us a bunch of questions to see what we wanted in our vacation, asked about the kids, and our budget. What was important is that she knows St John and the villas, so we got more than just a place to book a house. We’ll definitely reach out to Betsy next time we hit the Caribbean!

Cocotier, St. John villa review
You can’t beat the views at Cocotier! The pool and outdoor areas were great, we spent a lot of time there. The rooms were clean and spacious. Love that they all have a en-suite bathroom (which were also large). I did not realize that you could ONLY access each room and living room from the outside. The description does mention that there is outdoor access but I assumed it had both (and you would have to walk by the pool to get anywhere). It worked fine but my 7 year old did have to stay in a room with me bc I did not feel comfortable letting her sleep in her own room. That is something to note if you have small kids. A few negative things… most the dishes I pulled out were dirty so I spent more time than I wanted cleaning dishes before and after using. The dishwasher wasn’t great, the refrigerator door seemed like it was going to fall off when you opened it, it also wasn’t cold when we first arrived but I think it was overstocked, by the next day it was fine. The ac in the common area broke and we had to spend a few days without it. The pool should be cleaned at least once through the week bc there is so much vegetation that falls in. We did call and they sent someone but it was 2 days before we left, I think it should just be standard. The towels could use some refreshing as well.
All in all we really enjoyed our time and I WOULD stay here again, especially with a few updates.
Working with Betsy was great! She was very responsive and was able to answer all of our questions. She gave us lots of recommendations and our trip was very smooth.
